Although occupying Tiny Homes across Australia is becoming more main stream, there are no specific regulation Australia wide and rules for living in caravans varies between different local councils and states. If you are planning on purchasing one of our caravans, we recommend having a chat with us and your local council.
X-space home Flats unique difference.
We manufacture our own trailers, specifically designed to suit our range of tiny homes. This means that our tiny homes are no longer dwellings and are classified as a caravan. Our trailers are 100% Australian made, comply with the Australian Design Rules and are built to the VSB1.
Connecting your "X-space home Apartment" to our trailer minimizes any obstacles that traditional parliamentary approval would normally bring.
X-space home Flats does not provide you with any permits/approvals, nor do we apply for any council approvals on your behalf. You need to understand your LAG planning scheme and what regulations may apply to you.
In NSW, You may be able to install one of our X-space home Flats caravans on your property without local council approval due to the NSW State Legislation (Manufactured Home Estates, Caravan Parks, Camp Grounds and Moveable Dwellings Regulation 2021, in particular, subdivision 3, section 77). Some councils require an application/approval to connect to sewer mains or to connect to septic. You can view the legislation here.
Outside of NSW, you do not need council approval to park a caravan on your property, although councils can limit the amount of time you can occupy a caravan. This time limit will vary from council to council.
Victoria has recently released their own policy which is the Dependent Person's Unit. More information can be found here.
In WA, the shire of Esperance sees Tiny Homes as an affordable and sustainable way to live and are currently supporting the development of Tiny Homes in their Local Planning Policy.
